NO MESS, VOTE YES!

Protect Third Mutual’s future and its services—
VOTE YES on the coming ballot proposition.


VOTE YES on the ballot proposition for Restatement of Third Mutual’s CC&Rs and Bylaws. Restatement, in this case, means to consolidate, revise and update.

Now’s the time to clean up the mess—or we will continue to pay exponential insurance costs! There are 59 separate sets of CC&Rs (causing 22,000 pages of policies, procedures, rules and regulations) that have amassed as the Village was built. Some documents are 50 years old and outdated. The CC&Rs are conflicting, convoluted and costly.

The costliest is real property insurance coverage! We must fix the problem by voting YES on the ballot proposition.


YES on this ballot proposition will:
  • Help reduce expenses. By restating the CC&Rs we can better afford our essential services and amenities.
  • Save money in legal fees and time for staff.
  • Allow us to restate our 59 separate sets of CC&Rs to be one set of clear, concise documents for governance of the mutual.
  • Better control our costs and member assessments.

  • VOTE YES to clean up the mess! This ballot proposition saves millions of dollars and makes sense!

    Vote by mail by Monday, November 2, 2020, to have your vote counted! Expect to receive your ballot via mail by Monday, October 5, 2020.

    Don’t miss the Tuesday Virtual Town Hall
    to discuss the upcoming ballot proposition!


    Third Mutual Board Members will meet with the community and present and discuss the upcoming ballot proposition in a Virtual Town Hall setting on Tuesday, September 29, at 1 p.m. The meeting also will be broadcast live on TV6 and streaming via Granicus.

    This is your chance to learn about the ballot proposition to modernize Third Mutual’s CC&Rs and Bylaws.

    Board members will be taking your questions related to the ballot proposition—which cleans up our mess of governing documents by creating one clear and concise set that bring us into the 21st century. We’ll be talking about how the passage of the ballot proposition will help ensure our services are better maintained while protecting our operational reserves, all to empower us to get a better handle on our real estate insurance premiums.

    Why EVERYONE must vote!


    Exponential increase in insurance premiums necessitates we take action now! The Village went from its previous valuation of $700 million to over $3.4 billion dollars! A five times increase, which has raised our insurance premiums astronomically.

    We need 66.67% of all eligible voting members of Third Mutual to vote YES! That’s 4,000 YES votes. Everyone must vote to meet this threshold. Some votes get invalidated because the voting rules are not followed, so read your ballot instructions carefully. Ballots will arrive via mail in early October.

    We all need to vote by mail before Tuesday, November 2. And we all need to VOTE YES on the ballot proposition. We are telling everyone so it’s easy to remember: NO MESS, VOTE YES!

    Mail your ballot no later than Thursday, October 29, or drop off your ballot at the ballot box in front of the Community Center by Tuesday, November 2 at 5 p.m.

    Third Mutual

    Third Laguna Hills Mutual is a non-profit mutual benefit housing corporation that manages, operates and maintains all common area property within the original 38 mutuals. A condominium owner has an equal interest in common with other owners within the project in the common area, together with a separate interest in a Unit. The common area consists of building exteriors, carports, and laundry facilities within the mutual's boundaries. The common area is controlled and administered by the Third Laguna Hills Mutual Board of Directors. All condominium owners are required to apply for Membership in the Corporation. As a Member, the owner has rights and privileges including use of the recreational facilities. Each condominium owner is required to pay for the common expenses and contribute to reserves. The common expenses and reserve contributions are established by the Board of Directors.
    Condominiums: 6,102 memberships
    Board Meeting: The Third Board meets the 3rd Tuesday of each month at 9:30 a.m. in the Board Room. A committee meeting schedule can be found here.
    Election: Annually, in October, the Board of Directors is elected to serve staggered three-year terms.

    Finance

    The Finance Committee oversees the finances and fees related to Third Laguna Hills Mutual. The committee meets the 2nd Tuesday of each month at 1:30 p.m. in the Administration Building in the Board Room. Please refer to the calendar for more details.


    Landscape Committee

    The Landscape Committee oversees all landscaping matters related to the Third Laguna Hills Mutual community. The committee meets the 1st Thursday of each month at 9:30 a.m. in the Administration Building in the Sycamore Room. Please refer to the calendar for more details.


    Maintenance & Construction

    The Maintenance & Construction Committee oversees the upkeep of all buildings located in the Third Laguna Hills Mutual community. The committee meets the 1st Monday of each month at 1:00 p.m. in the Administration Building in the Board Room . Please refer to the calendar for more details.

    The Communications Committee oversees all communications related to Third Laguna Hills Mutual. The committee meets quarterly on the second Monday of the month at 1:30 p.m. in the Administration Building. Please refer to the calendar for more details.
