VOTE YES on the ballot proposition for Restatement of Third Mutual’s CC&Rs and Bylaws. Restatement, in this case, means to consolidate, revise and update.
Now’s the time to clean up the mess—or we will continue to pay exponential insurance costs! There are 59 separate sets of CC&Rs (causing 22,000 pages of policies, procedures, rules and regulations) that have amassed as the Village was built. Some documents are 50 years old and outdated. The CC&Rs are conflicting, convoluted and costly.
The costliest is real property insurance coverage! We must fix the problem by voting YES on the ballot proposition.

Third Mutual Board Members will meet with the community and present and discuss the upcoming ballot proposition in a Virtual Town Hall setting on Tuesday, September 29, at 1 p.m. The meeting also will be broadcast live on TV6 and streaming via Granicus.

Exponential increase in insurance premiums necessitates we take action now! The Village went from its previous valuation of $700 million to over $3.4 billion dollars! A five times increase, which has raised our insurance premiums astronomically.
We need 66.67% of all eligible voting members of Third Mutual to vote YES! That’s 4,000 YES votes. Everyone must vote to meet this threshold. Some votes get invalidated because the voting rules are not followed, so read your ballot instructions carefully. Ballots will arrive via mail in early October.
We all need to vote by mail before Tuesday, November 2. And we all need to VOTE YES on the ballot proposition. We are telling everyone so it’s easy to remember: NO MESS, VOTE YES!

Third Laguna Hills Mutual is a non-profit mutual benefit housing corporation that manages, operates and maintains all common area property within the original 38 mutuals.
A condominium owner has an equal interest in common with other owners within the project in the common area, together with a separate interest in a Unit. The common area consists of building exteriors, carports, and laundry facilities within the mutual's boundaries. The common area is controlled and administered by the Third Laguna Hills Mutual Board of Directors. All condominium owners are required to apply for Membership in the Corporation. As a Member, the owner has rights and privileges including use of the recreational facilities.
Each condominium owner is required to pay for the common expenses and contribute to reserves. The common expenses and reserve contributions are established by the Board of Directors.
Condominiums: 6,102 memberships
Board Meeting: The Third Board meets the 3rd Tuesday of each month at 9:30 a.m. in the Board Room. A committee meeting schedule can be found here.
Election: Annually, in October, the Board of Directors is elected to serve staggered three-year terms.
