Clubhouse 2 Renovation Update
CLUBHOUSE TWO RENOVATION UPDATE HISTORY
In February of 2014, The GRF M & C Committee ordered a Destructive Testing Report and Survey for CH 2. In that report, dated March 31, 2014, Ware Malcomb stated that the building was not only up to code, but that “the structure was not in compliance with seismic requirements for the California Building Code”. In addition, there were multiple problems noted with mechanical, insulation, alarm systems, moisture intrusion, ADA requirements, asbestos and structural abnormalities.
On August 5, 2014, the GRF Board of Directors approved proceeding with the design phase of the project with an appropriation of $200,000.00 funded from the Facilities Fund. The “proposed” construction cost for the renovation in the 2015 Capital Plan was $4,000,000.00.
However, an earlier Pre-design Structural Report, dated September 5, 2012, by Ewing Architects Inc., stated, “It would not be possible to update Clubhouse #2 to today’s code without major, extensive deconstruction and redesign. This would probably be as expensive, if not more so than a new structure.”
On May 5, 2015, we commenced renovation. The original completion date was to be May 23, 2016. On August 14, 2015, the GRF Board authorized an additional appropriation of $2,112,000.00 funded from the Facilities Fund.
The further we ventured into the “destructive phase,” even more structural problems emerged. On February 2, 2016, the GRF Board authorized an additional supplemental appropriation of $378,670.00 and later an additional $234,416.00 in Change Orders. These structural delays brought us to a final completion date of October 15, 2016. The Interior Designers were now able to enter the building and put their talents to work. The GRF Board had approved $200,000.00 for the interior design and furnishings. This brought our allocations to a total of $7,125,086.00.
We were at least four years in the planning. It was a learning curve without a doubt. We gained valuable knowledge that we can use going forward to rebuild other clubhouses and dated buildings. The clubhouse was 98% completed by the opening which took place on November 4, 2016. We estimated that over 1400 residents and guests attended. If you missed it, a visit to the clubhouse is a must. Today, some minor additions/changes are still being made. The flag pole will be replaced in the front of the building. The microwaves will be re-positioned in all the kitchens, expansion joints will be replaced on the patio tiles and some light fixtures will be replaced. There will be no additional expenses for these changes. Costs will come from any credits we receive from the sub-contractors.
It’s a beautiful building and a great asset to the Village and our way of life here.
